We have tried to answer the most common questions below, but we would also encourage you to contact the Notus team to learn more.
As advocates for the industry, we are more than happy to share with you our expertise gained from years of experience and hundreds of transactions.
Q. Can you sever wind rights?
A. Yes, you can. When you granted an easement to a wind farm operator, that in itself was a severance (or conveyance) of your wind rights.
Q. how long does it take to complete a sale?
A. Given our experience in the industry, we are capable of closing all of our transactions faster than our competition. Our median closing timeline is ~30 days, depending on the complexity of the seller’s situation and the seller’s desired timeline. Please see more information on our typical transaction process for more information.
Q. ARE MY Royalties worth more today than they are tomorrow?
A. Our investors are long-term. Therefore, they are able to pay more money today in order to wait for future cash flows. Most sellers contact Notus because they understand the time value of money and that a dollar today is worth more than a dollar tomorrow.
Q. if I have 30 years of minimum cash payments, does notus pay for all 30 years?
A. Unfortunately, no. First off, the minimum cash payments are not guaranteed. The operator most often has the ability to terminate the contract as a result of market conditions or otherwise. Our investors are willing to take risks, but the future years of cash flows are not without their risks.
Q. does notus pay the highest amount for my wind rights & royalties?
A. There are very few companies that buy wind rights, and Notus has proven to be very competitive in its offers. Not only that, Sellers often choose to work with Notus because of our straightforward process and ability to close transactions in a timely fashion with no surprises.
Q. what is the best way to determine what my wind rights are worth today?
A. Request an offer. Any rights are only worth what a third party is willing to pay for them. Notus frequently provides an independent opinion of the value for someone’s wind rights. Most often, people are pleasantly surprised by our valuations and decide to sell their wind rights to secure their financial future.
Q. If I sell my rights to my wind, am I also selling my rights to use any and all space above the ground for any reason?
A. No, selling your wind rights is conveying almost exactly what was conveyed to the wind company already, except it includes the benefits received by such existing wind lease or easement agreement.
Q. Is wind energy more economic than nuclear or other energy types?
A. On a whole, wind energy is becoming more competitive with other fuel types, but it isn’t quite the most economic fuel source, which is why the government still incentivizes wind energy with subsidies.
Q. How will inflation affect my royalty payments?
A. It depends on the contract. Some contracts have protection against inflation but most do not.
